A Tenant mix is basically the retail mix that should coexist together to ensure all retail activities needed are offered while not competitive amongst each other in a way that undermines retailers’ profitability. To create a good tenant mix, research on catchment area demand dynamics is first translated into retail activities that are in demand, followed by a selection process where retailers are chosen to ensure maximum profitability across the board, and finally to ensure the conceptual work is applied to the appropriate development and design, the tenant mix is turned into a programme for design to ensure equal traffic and maximum efficiencies throughout the project.
