Entertainment tenants were not always perceived as priority tenants for commercial destinations, especially malls. Tenant mix equations previously followed usually recommended 30% or less of the GLA to be dedicated to entertainment and F&B, while fashions and services retailers overtook the majority 70% of the GLA.
However, this has not been the case over the last couple of years, as e-commerce rose and competed with brick and mortar stores, people started gravitating towards experiences more than ordinary shopping that could be done with a couple of clicks online. Therefore, the new tenant mix prioritizes F&B retailers and entertainment providers that can offer unique experiences to customers.
